Project Description
Development Directive were engaged as Project Manager and Town Planner to undertake initial feasibility analysis for the project and prepare a planning strategy to deliver a residential community. The subject land had been utilised as cane farming land and was identified in the Limited Development Zone due to significant planning & infrastructure constraint.
The Project Team identified a logical and cost-efficient way to service the land, whilst dealing with onsite constraints, including flooding and existing network of ‘paper roads’ through the site. We also identified an opportunity to ‘lock in’ historic infrastructure credits through the development approval, which provided an infrastructure charges credit to the property equivalent to +$3.5m.
Through effective consultation and communication of the development proposal with the Bundaberg Regional Council, the resulting development application (impact assessment) was assessed and approved within 8 months of lodgement.
