Project Description

The project, situated at 74 Brisbane Road, Ebbw Vale, near the Warrego Highway, Cunningham Highway, and Ipswich Motorway, aims to transform the unimproved site into a prime location for large-format retail development.

The site is highly constrained being burdened by multiple easements, bordered by two state transport corridors (creating impacts to amenity), and impacted on by two (2) overland flow paths. As such, the site is not considered appropriate for residential or other similar uses that are sensitive to the amenity impacts affecting the site.

The Development Directive alongside the client and consultant team were instrumental in identifying a pathway and successfully implementing through approval the highest and best use of the site. Despite the multiple constraints affecting the development potential of the site, the use as Bulky Goods Sales has unlocked a prime commercial development in an emerging suburb in Ipswich.
