Project Description
TotalFusion are a nationally renowned heath and wellness provider who operate facilities within Brisbane and SEQ. Graceville is the first purpose built facility to be established by TotalFusion and provides, modern unparallelled luxury. The facility accommodates approximately 4,500 sqm of open gym floor, small group classrooms, allied health studios, amenities, rooftop hydrotherapy pools and members only social clubs and lounges. The development is three storeys with rooftop plunge pools, located in the heart of Graceville.
The Development Directive were instrumental in establishing a long-term strategy for the development, which involved working closely with the Brisbane City Council and addressing community concerns to drive the successful outcome of the development application. A Community Consultation session was held prior to the lodgement of the development application to meet with the neighbouring residents and provided an opportunity to present the development in person to neighbours and open lines of communication.
The site is included in the Low Density Residential Zone under the Brisbane City Plan 2014 and was constrained by Brisbane River flooding. Unsuitable for residential development, the site achieved a superior highest and best use through the adoption of a Flood Emergency Management Plan and topographic control of the site. The Total Fusion facility is approved to operate 5am to 10pm, with careful acoustic attenuation allowing for extended hours of operation despite residential nature of the surrounding area.
The site is surrounded by residential streets and a detailed traffic analysis was required to demonstrate that the traffic generated by the development remained consistent with the amenity expectations of the surrounding roads. A performance solution for car parking was endorsed by Council to apply the Centre car parking rate instead of the Indoor sport and recreation car parking rate, due to the mixed use nature of the development. A total of 156 car parks are accommodated within the development.
The success of the development application was due to the execution of a detailed town planning strategy, set at project inception and maintained for the life of the project. Development Directive’s project management team are now reviewing procurement options to take the project through to construction.
